Work closely with your lender to prepare the file for closing
Obtain an owner’s policy of title insurance (if purchased)
Prepare the final closing disclosure
Attend and conduct the closing
Record the deed and mortgage after the closing
Make the necessary disbursements to all parties
Issue the title insurance policies to you and your lender
Handle any problems that arise between the P&S and closing
